Active Management
GrayScott Developments has an active management role with our developer partners.
We take a collaborative and hands-on approach, where GrayScott is integral to the development process and life cycle.
While our developer partner is responsible for the project's day-to-day operations; GrayScott provides strategic oversight, financial stewardship, and key decision-making to ensure the project aligns with both parties’ goals and meets expectations.

How we do it

Suitability Assessment
GrayScott Developments will evaluate the development opportunity and build a strong connection with a BIPOC developer and local community partner, aligning with their mission and goals. If there's a strong fit, GrayScott will conduct a preliminary viability analysis to ensure the project's potential for success and meaningful community impact.

Development Agreement
As the project progresses, GrayScott Developments, along with the BIPOC developer and community partner, enter into a Development Services Agreement. This partnership agreement outlines the specific terms, roles, responsibilities, fees, and schedules, ensuring clear alignment among all parties to drive the project's success.

Development Process
In collaboration with our local partner and BIPOC developer, GrayScott will manage every stage of the development process, encompassing design, permitting, financing, and construction oversight.

Letter Of Intent
GrayScott Developments signs a Letter of Intent (LOl) with the BIPOC developer and community partner, outlining the partnership's nature, roles, and key project parameters. This LOl serves as a good faith agreement, establishing a mutual commitment to the project's success.

Project Initiation
GrayScott Developments collaborates with the BIPOC developer and community partners to create a comprehensive business plan and apply for pre-development funding. GrayScott will provide equity investments to facilitate key aspects of the pre-development work, ensuring the project moves forward smoothly and is well-prepared for subsequent phases.

Asset Stabalization
GrayScott remains actively engaged with the local partner through to building occupancy, providing ongoing support.

Assets Under Management
GrayScott maintains an equity position and partial ownership throughout the development process and after stabilization, supporting long-term project success. Our exit strategy is then tailored on a project-by-project basis, maximizing value for both GrayScott and our partners.
